The Tendering phase is the short time that contractors are given to provide a price for the design work. Sometimes the Client may select to utilize a construction manager approach where the General Contractor works closely with the Designer and the Client and gets individual sub trades to bid on the project.
After the General Contractor is selected the Project moves into Contract Administration.
Contract Administration is a phase where the Designer administers the Client’s Contract for Construction with the General Contractor.
A successful construction project depends on careful Contract Administration.
The scope of work of the Designer includes, but is not limited to:
- representing the Client’s interests during construction
- reviewing shop drawings of building components
- visiting the site
- attending regular progress meeting
